Why a Professional Epoxy Floor Coating Beats a DIY Kit Every Time
A weekend epoxy kit costs a couple of hundred dollars and looks fine for about eighteen months. Then the first hot tire pulls a strip off, water gets underneath, and the whole thing starts lifting at the edges. Removing a failed coating costs more than installing a proper floor would have in the first place.
The difference comes down to three things, and none of them are about the colour you pick.
Preparation
A DIY kit tells you to acid etch. Etching cleans the surface but leaves it smooth, so the coating rests on top rather than bonding into the concrete. We diamond grind every slab we work on, and offer complete concrete floor coating in Markham and nearby areas, giving the primer something real to grip.
Thickness
Hardware store epoxy paint dries at roughly 3 to 5 mils. That is thinner than a business card. Our systems finish between 24 and 40+ mils, which is why they survive impact, chemicals, and vehicle traffic instead of scuffing through to bare concrete.
Moisture control
Concrete releases water vapour, and vapour trapped under a coating turns into bubbles and blisters. We test moisture before we start, and install a moisture vapour barrier primer when the readings call for it. No DIY kit includes this step.

Frequently Asked Questions
How do you decide which system to recommend?
Four things, in this order. What the concrete is like, which we test and inspect rather than assume. How the space actually gets used, including whether it gets wet. Whether appearance or grip matters more to you. Then budget. A quartz floor in a kitchen and a flake floor in a two car garage are different jobs, so we do not lead with a product and work backwards.
Can I have different systems in different parts of the property?
Yes, and it is a common request. A metallic floor in the finished basement and flake in the garage is a sensible combination, because those two spaces are doing completely different jobs. We quote them as one project, which usually works out better per square foot than booking them separately.
Can I get a full polyaspartic floor instead of epoxy?
Polyaspartic is a topcoat in our systems rather than a standalone floor. It cures faster, stays flexible in cold temperatures and resists yellowing better than polyurethane, which is why we specify it in any space with natural light. The epoxy underneath is what gives you hardness, chemical resistance and body. The two do different jobs.
Does the installation smell, and can we stay in the house?
There is an odour during application and while the floor cures, stronger on the topcoat day than the base coat day. We use 100 percent solids products rather than the solvent heavy materials that cause the worst of it, and we ventilate the space throughout. Tell us at the inspection if anyone in the house is particularly sensitive to it, or if the garage shares air with living space, and we will plan around that.
Can epoxy go over a heated or radiant floor?
Usually yes. What matters is temperature control during installation and cure, so the heating is turned down or off for a set period before we start and brought back up gradually afterwards. Mention it when you book rather than on the day, because it changes the schedule.
Do you coat the garage apron, steps and curbs as well?
Steps, curbs and the wall base inside the garage, yes, and they finish the job off properly. The apron outside the door is a different conversation. It is exposed concrete taking direct weather, plow blades and full freeze and thaw cycles, and it is often a separate slab that moves independently. We will tell you honestly at the inspection whether yours is a sensible candidate.
Is an epoxy floor safe for pets?
Once cured, yes. The surface is seamless and non porous, so there is nothing for odours or bacteria to soak into, and it wipes clean. The one thing worth knowing is that a smooth topcoat gives dogs less grip than you might want. A flake or quartz texture solves that, and we can add a non slip additive to any system.
Do you offer a warranty?
Every project gets a final inspection before we hand the space back, and we stand behind the preparation as much as the finish.
