What Is Flake Epoxy Flooring?

Flake epoxy flooring is a coloured epoxy base coat with decorative vinyl flakes broadcast into it while the resin is still wet. The flakes lock permanently into the coating, then the whole surface is sealed under a clear polyaspartic flake floor or polyurethane topcoat.

You will see it called several things. Epoxy flake floor, vinyl flake epoxy floor, epoxy chip floor coating, decorative flake epoxy, garage floor epoxy flakes. They all describe this system. We install it as a full broadcast flake floor, which means we throw flakes into the base coat until the surface is completely saturated and no base colour shows through.

How Durable Is a Flake Epoxy Floor?

A flake system from us finishes at 24 to 40+ mils of coating thickness, compared to the 3 to 5 mils you get from a hardware store kit.

Expect 10 to 15 years

A professionally installed flake floor typically runs that long, and often longer in a garage or basement seeing normal domestic use. Commercial floors sit at the shorter end simply because of volume.

Preparation decides the number, not the flake

A flake floor over an unground, untested slab fails early no matter how good the blend looks on day one. What is underneath outlasts what is on top.

Hot tire pickup is a preparation failure

Warm tires lift thin coatings off smooth concrete that was never properly ground. Full diamond grinding, the right primer and real thickness are what prevent it, not the flake.

The flakes do not come loose

They are broadcast into wet resin and locked into the base coat, then the excess is scraped off and the surface is sealed. What you walk on is the topcoat, not chips.

Day to day cleaning is minimal

Dust mop or soft broom regularly to lift grit, then damp mop with a pH neutral cleaner as needed. The texture holds slightly more grit than a smooth floor does.

Deal with spills and heavy items

Wipe up oil, brake fluid and de-icing salt rather than leaving them to sit, and keep pads under anything heavy. Both take seconds and protect the finish for years.

Is a flake epoxy floor slippery when wet?

Less so than a smooth coating. A full broadcast leaves the surface with a subtle texture underfoot, which is why it copes better when snow and slush come in off the driveway. If you want more grip than that, we can add a non slip additive to the topcoat or move you across to quartz.

Will hot tires pull the floor up?

Not on a properly prepared slab. Hot tire pickup happens when a thin coating sits on smooth, unground concrete with nothing to bond into. Full diamond grinding, the right primer and 24 to 40+ mils of thickness prevent it. The one thing that still causes it on a good floor is parking before the coating has fully cured.

Do the flakes come loose over time?

Standard epoxy is moderately slippery when wet. Our quartz epoxy coating system has slip resistant aggregate built into it, and we can add a non slip additive to the topcoat of any system if you have kids, pets or a busy commercial space.

No. Flakes are broadcast into wet resin and lock permanently into the base coat. Once cured, the excess is scraped and vacuumed off and the whole surface is sealed under a clear topcoat. What you are walking on is the topcoat, not loose chips sitting on the floor.

Is this the same as the flake kits sold at hardware stores?

No. Those kits are a partial broadcast, so most of the base coat stays exposed, and they dry at 3 to 5 mils over acid etched concrete. Ours is a full broadcast at 24 to 40+ mils over a fully ground slab. The flakes look similar in the tub and behave nothing alike once they are down.

My garage floor is already pitted and flaking. Is it too late?

Almost certainly not. Surface pitting, dusting and spalling are salt damage, and grinding takes that damaged layer off while patching rebuilds the profile. Most GTA garage slabs we look at are resurfaced rather than replaced. If yours is one of the rare exceptions we will tell you at the estimate.

How do I clean a flake epoxy floor?

Dust mop or soft broom regularly, then damp mop with warm water and a pH neutral cleaner. The texture holds slightly more grit than a smooth floor, so a stiff push broom before mopping is worth the thirty seconds. Avoid acidic and citrus cleaners and anything abrasive.

Can flake epoxy go on outdoor steps and porches?

Yes, and it suits them well. The texture gives grip when boots are wet, and a UV stable topcoat handles sunlight along with the freeze and thaw cycles Ontario concrete goes through every winter. We coat porches, steps and covered entrances regularly across the GTA.

Can the blend be matched later if the floor gets damaged?

Usually. Your blend name is on the quote, so keep that document. Flake repairs well because a damaged area can be ground back, recoated and re-broadcast in the same colours. Tonal matching on an older floor is not always perfect, but it blends far better than a repair on a solid colour floor ever does.
