What Is Flake Epoxy Flooring?
Flake epoxy flooring is a coloured epoxy base coat with decorative vinyl flakes broadcast into it while the resin is still wet. The flakes lock permanently into the coating, then the whole surface is sealed under a clear polyaspartic flake floor or polyurethane topcoat.
You will see it called several things. Epoxy flake floor, vinyl flake epoxy floor, epoxy chip floor coating, decorative flake epoxy, garage floor epoxy flakes. They all describe this system. We install it as a full broadcast flake floor, which means we throw flakes into the base coat until the surface is completely saturated and no base colour shows through.
How Much Does Flake Epoxy Flooring Cost?

Concrete condition
A clean, sound slab needs grinding and little else. Cracks, pitting, spalling and old coating removal all add preparation time before we can build a level base, and preparation is where most of the labour on any flake job goes.

Moisture readings
A slab testing high for vapour transmission needs a moisture vapour barrier primer before any colour goes down. Garage and basement slabs across the GTA throw high readings often enough that we test every one.

Flake blend and coverage
A stock blend costs less than a custom mix, and a heavier broadcast uses more material than a lighter one. Larger flake sizes also cover more slowly, which shows up in both material and labour.

Size and access
Larger areas cost less per square foot than small ones, because setup and mobilisation get spread across more floors. A single car garage prices worse per foot than a three car garage every time.

Topcoat choice
Polyaspartic costs more than standard polyurethane, cures faster and stays flexible in the cold. Worth it if you need the space back quickly or the floor takes direct sunlight.

Steps, curbs and wall bases
Anything that is not flat floor is hand work. Coating a set of garage steps, a curb or a cove base adds labour well out of proportion to the square footage involved.
