What Moves Your Price Within the Range

The condition of your concrete
The single biggest variable. A sound, flat, clean slab needs grinding and nothing more. A slab with cracking, pitting, spalling, oil contamination, or an old failed coating needs repair work before anything decorative goes on.

Whether moisture mitigation is needed
If your slab tests high for vapour transmission, a moisture-vapour barrier primer goes down first. That is additional material and an additional day. It is also non-negotiable for a smooth result.

Removing an existing coating
Old paint, sealer, or a previous epoxy floor has to be ground off before we can bond to sound concrete. The more there is and the more stubborn it is, the more grinding time it takes.

Size and access
Bigger floors cost less per square foot, because setup is much the same regardless of area. Working the other way, difficult access pushes cost up. A basement reached only by stairs, a narrow laneway garage or a commercial unit with restricted loading all take longer than an open double garage with a driveway outside it.

System and finish complexity
Heavier quartz broadcasts for aggressive slip resistance use more aggregate. Integral coving at wall junctions in commercial kitchens is priced separately from floor area.

Topcoat choice
Polyaspartic costs more than standard polyurethane. It cures faster, stays flexible in cold temperatures, and resists yellowing from UV far better. In any space with natural light, it is worth the difference.
If One Quote Is Far Below the Others, Ask Why

Preparation
Acid etching instead of full diamond grinding. It is faster and cheaper, and it is the leading cause of coatings peeling off.

Moisture testing
Skipped entirely, so nobody finds out the slab is a problem until the floor blisters.

Thickness
Products thinned out, coats dropped, or the topcoat left off. A 10 mil floor and a 35 mil floor look identical on handover day.
